Agreement
These Terms are between you and Asuntokaupat. They cover everything on asuntokaupat.io and any associated apps. If you don't agree, please don't use the service.
The service
Asuntokaupat is an information service: we display Finnish residential property data (active listings, realised transactions, building records) and our own price predictions. We are not a brokerage, a financial advisor, or a party to any property transaction. Acting on what you read here is your decision and your responsibility.
Accounts
- You need to be at least 18 to create an account.
- You're responsible for your password. Use a real one, please.
- One person, one account. Don't share logins; if we see a single account hammered from twenty IPs, we'll suspend it.
Pricing
- The service is free. Sign up with an email and you get the full product — no payment, no paywall, no trial countdown.
- We may rate-limit obviously abusive use (scraping, account-sharing, bots), but we won't bait-and-switch you into paying.
- If we ever introduce paid plans, existing free features stay free — we'll tell you 30 days in advance and you can opt out by simply not subscribing.
Data & predictions
The data we display comes from public registers and licensed partners. We try to keep it accurate but make no warranty that it's complete, up to date, or free of errors. Our price predictions are statistical estimates with a known error distribution; they are not appraisals, and they are not a substitute for due diligence, an inspection, or a chartered valuer.
Acceptable use
- Don't scrape the site. We have an API for data partners — email us.
- Don't republish our predictions as if they were yours.
- Don't try to break in, crash the service, or test other people's accounts.
- Don't upload or send anything illegal, defamatory, or malicious through the site.
Liability
To the maximum extent permitted by Finnish law, Asuntokaupat is not liable for indirect, consequential, or incidental damages, lost profits, or lost opportunities arising from your use of the service. Our total liability for any direct damages is capped at the fees you paid us in the 12 months before the claim. None of this limits liability for gross negligence, wilful misconduct, or anything that can't legally be limited.
Termination
You can close your account anytime from your profile page. We can suspend or close accounts that violate these Terms, abuse the service, or fail to pay. We'll give you reasonable notice except where the violation is severe.
Changes
We may update these Terms occasionally. Material changes get 30 days' notice via email and an in-app banner. Continuing to use the service after the notice period means you accept the new Terms.
Governing law
These Terms are governed by Finnish law. Disputes are settled in Helsinki District Court, except where consumer protection law gives you the right to your local court.
